Property occupancy limits: please note that Florida law puts strict limits on the number of occupants permitted to stay overnight in vacation homes. These are:

Please note that the authorized authorities can penal this law and that they have the power to spot-check homes at any time for infringement. In the event of higher occupancy than that permitted you will be required to vacate the property. In this event there can be no refund of the rental payment.
Low Season dates: Jan 22 - April 14 / April 25 - My 31 / Sept 01 -Nov 22
Mid Season dates: Jan 07 – Jan 21 / June 01 – June 30 / Aug 16 – Aug 31
High Season dates: April 15 – April 24 / July 01 – August 15 / Dec 15 – Jan 06, 2012
Minimum stay: (5) five nights stay on low and mid season and (7) seven nights stay on high season otherwise a minimum stay fee will apply depending on the property type:
Minimum stay fees: up on reservation request, prices vary according to unit size, starting at $ 60.00 per stay

Changes and cancellation policies: changes and cancellations requests should be send in writing via e-mail at the following address: mailto: email@example.com with complete information such as confirmation number, guest name, booking date and type of accommodation.
- Changes and / or cancellations made (7) seven days prior to arrival in low season will have a penalty of (1) one night.
- Changes and / or cancellations made (21) twenty one days prior to arrival in high season will have a penalty of (2) two nights.
- No shows and 24 hours prior to arrival will be billed for the full length of stay.
Payments: 25 percent deposit of the reservation total by confirmation date. Balance should be prepaid in full 30 days prior to guest arrival by USA checking account checks, traveler’s checks and or credit card.
Guest check in and security deposit: Upon check-in, the guest must provide a reimbursable deposit for the amount of US $300.00 on an imprinted credit card authorization as security deposit against any negligence, damage or losses in the property. The guest will sign an acknowledgment that if damages to the house or villa occurred during his/her occupancy, Alamo Vacation Homes of C.F. will charge the credit card and a written report of the damages will be sent to your office within (20) twenty days of the guest’s departure.
For all 4, 5 and 6 bedroom property reservations: As part of the guest registration procedure, we require all guests to provide on a credit card a $55.00 non refundable “Damage Deposit”. The guest will sign and agreement acknowledging that if accidental damages to the property occur during his / her occupancy, it will be covered up to $1500.** NO COVERAGE FOR NON ACCIDENTAL OR INTENTIONAL DAMAGES**

Late check out charges: $45.00 up to 4 hours, full day charge after 4 hours.
Property location: We operate our business much in the same way as a hotel, in the way that we take bookings up to the number of homes we have and do not advise you in advance of the exact address of the property that you will be staying in. This is to allow guests the flexibility of amending or extending their stay. We normally allocate homes just before or on the day of arrival, unless you have booked a specific property or have booked several properties close to each other – these are allocated much further ahead of the arrival dates, particularly at peak season times. If you need to leave a telephone number behind with family or friends, we recommend that you give out our office telephone numbers. We can then advise callers of the telephone number of your property. Once you have arrived, you will be able to advise them of the direct number to your vacation home.
If there are several members of your party arriving at different times, we would need to know so that we can leave sufficient keys and directions in our lock-box. You may also use the lock box as a place to leave messages and directions for other members of your party.
If you reserved a larger home (5 or more bedrooms) we reserve the right to provide two smaller homes, of equal or greater number of total bedrooms, close to each other, in place of the larger home. If you reserved a condo, we reserve the right to upgrade you into a town home or private pool home.
Pool heating: We ask you to please read these details carefully if you are considering booking a home with a heated pool as there are specific guidelines. Pool heating must be booked in advance of arrival to be guaranteed – as not all the properties have a pool heater. There is a supplement charged of $35 + tax per day. Pool heating, if required, must be ordered and prepaid from a minimum of four (4) nights and/ or the entire length of your stay. If you are staying several weeks and special price arrangement can be made.
During winter months, pool heaters will generally heat the pools to around 85 degrees Fahrenheit. If the air temperature, however, lowers to 55 degrees or less, then although the heaters operate for longer hours than in warmer weather they will not be very effective and the water temperature will not reach a comfortable temperature. We regret that in these circumstances a refund of part or the entire supplement paid is not possible and your understanding of this important matter is an essential part of this reservation.
What to bring: Although we try to provide as much as possible, there are things that a guest might desire which are not provided. For example, you may wish to pack your own washcloths and beach towels as these are not generally provided. Please be careful not to use the bathroom towels by the pool as the pool chemicals can bleach them. Since, unlike hotels, we do not have a supply closet down the hallway, anything that gets used up cannot be re-supplied, such as paper towels, laundry or dishwasher detergent, soap, trash bags and toilet paper (an initial supply of which is left in each bathroom). There is a full service grocery store within an easy drive of each of our homes and where these items can be purchased. If you ordered a “crib” it is important to note that we provide only a small portable “Pak n’ Play” and you will need to provide the linen.
No smoking or certain* pets: All our homes are non-smoking properties. If you smoke we request that you do so outside. Thank you for your help and understanding. Please note that certain pets are not permitted in our homes and if it is discovered that a pet has been in a home, there is an automatic charge of $250 to cover the cost of professionally cleaning all carpets and upholstery. There is an additional charge should a pest control company’s services be required.
*The only pets allowed in the home are small dogs. Send request to firstname.lastname@example.org. Additional charges may apply.
Housekeeping: All homes will be professionally clean after each departure. All reservations less than the stipulated stay will be subject to a departure cleaning fee. If an additional cleaning is required, please contact our office for rates.
Kids and teenagers: Kids are between 3 and 9 years old, and teenagers are between 10 and 17 years old. Reservations in homes and condos are valid only if the kids and teenagers have the company of an adult in the same property.
Phone: All the properties have a phone and local calls are free.
Reparations: If any instruments or any electric equipment doesn’t work, please call us and it can be repaired the same day. If the service call is received after 4 p.m., the reparation will be next day. In case of problems with the house/condo and the guest can’t be in the unit, Alamo Vacation Homes will give them accommodation in a similar unit.
Loss / non return of keys: The loss of keys should be reported to the office in Orlando and there will be a charge of $150.00 for the new key and if you forget your key inside the house and you need help to get in, the charge is $60.00
Comments: Any complaints about the service that was offered can be immediately reported authorized employees or you have 30 natural days to do the reclaim. If it’s made after the 30 days it becomes void.
Responsibilities: Alamo Vacation Homes – Orlando and its offices give accommodation service to our clients in houses, condos and town houses. Their agents don’t accept responsibility for damage, loses, deaths, accidents, etc , if caused by staff members ,restaurants, drivers or everyone included in a tour or a vacations package that clients enjoy.

We work hard at Alamo Homes Group to make this the most enjoyable experience for you and your loved ones. But, as with all properties, our homes can encounter unexpected maintenance problems from time to time. If you are dissatisfied with the home that we have allocated to you at any time and for any reason, please contact us immediately at 407 447-7724. We aim to correct any problem you may have within a 24 hour period. If for some reason the problem cannot be resolved, we will provide an alternate property for you, similar to that originally booked.
